What can move the price once the lids are up: a system full of wipes, many years since the last pump-out, or a solids level well above normal. If we find any of that, you hear the revised number before we carry on.
01 · Selling a home
ADEQ Inspections
Arizona requires this before ownership transfers. One visit covers the pump-out, the inspection and the emailed report.
An ADEQ inspection is not necessarily the same price for every property. The total depends on the size and location of the tank, access to the system, whether the tank needs to be pumped, and any additional work required to complete the inspection. We explain exactly what is included and give you your price before we begin.

Tank size sets the baseline; buried lids that need digging out, or a second tank on the parcel, move it from there. Maricopa County also charges the buyer a separate $50 to file the Notice of Transfer after closing — that one goes to the county, not to us.

Pumping & Cleaning
The EPA says every three to five years. From what we see in tanks out here, we recommend every two, to keep the system healthy and avoid trouble later. The effluent filter is rinsed and refitted while the tank is open.

A pump-out is a few hundred dollars. A leach field ruined by solids carrying over runs into five figures, and it cannot be repaired — only replaced. Pumping on schedule is the cheapest insurance in this business.

We diagnose before quoting, and the county draws the same line: one failed component is an Alteration permit to replace that part, both failed means a new system.
Septic repairs are priced on what is actually wrong with the system, not a flat rate. Because every system, property and problem is different, we assess the situation first and give you a clear price before any work begins.

04 · Building, or replacing
New Systems
The one service where a single published number would mislead. The soil decides the system, and the system decides the price.
A site and soils investigation comes first, always. It decides what the ground can take, and everything after it follows — including whether you can have a conventional gravity field or the county requires an engineered system, which is the single biggest swing in the price.
Beyond that: how large the disposal area has to be, machinery access to the parcel, county permit fees passed straight through at cost, and decommissioning an old system if this is a replacement.
Quoted once your soils result is in, with the county permit and any old-system decommissioning in the same number. A typical install runs about two weeks once the permit is issued.
