An ADEQ septic inspection is the state-required inspection of an on-site wastewater system before a property changes hands in Arizona. The inspector pumps and examines the tank, checks the leach field, and emails the official Report of Inspection.

A home inspector cannot do it. Arizona rule puts it on the seller, within six months before the transfer of ownership — and that overrides whatever the purchase contract says.

Before you book

Arizona rule puts the inspection on the seller. In practice it is often negotiated in the contract, and it can be billed to escrow and settled at closing rather than paid up front.

The inspection has to fall within six months before the transfer of ownership. If the sale runs past that window, the tank has to be pumped and inspected again — so book it once you are under contract, not while you are still listing.

Yes — the tank has to be emptied for anyone to see the walls, baffles and outlet properly. The pump-out is included in our inspection price rather than charged separately afterwards.

No. The transfer inspection has to be done by an inspector who meets the state’s qualification requirements, and the report goes on the official ADEQ form.

On the day & after

Long enough to pump the tank, test the flow, check the lids and baffles and camera the lines, so plan on part of a morning or afternoon rather than a quick stop. Buried or unlocatable lids are what stretch it — a riser fitted now keeps the next one short.

We locate it. If lids are buried under landscaping or a slab, we quote the digging by the hour on site before touching anything, so there is no surprise on the invoice.

You get the finding in writing with photographs, and a straight recommendation on what it takes to fix. We would rather tell you weeks before closing than on the day.

We complete the Report of Inspection and email copies to you, your agent and escrow. The buyer then files the Notice of Transfer with the county within 15 days after closing, with the report attached — Maricopa County charges $50 for that.
